Many generous assumption are projecting that new housing formation will be at 1.2 million next year. I'm not so sure about this given how weak wage growth is for younger Americans and also how much debt many are already carrying. Shadow inventory is still very much a part of the overall equation and the draw down analysis is fascinating to examine.
